MEMPHIS GUIDE
Wet crawlspaces in Memphis houses
The crawlspace is part of the house even though you rarely see it. A tub leak and a yard that sheds toward the foundation are different sources with the same musty result.
Do not verify it in person if it is flooded
Standing water under a house can hide open drains, animals, and damaged wiring. Look from the access if you can do that from outside without entering. Note the depth you think you see, any odor, and whether foundation vents are submerged. That is a complete report. Hidden clues upstairs are covered in the signs of a leak you cannot see.
Pipe leak versus yard water
A supply leak is often localized under a bath or kitchen and may show up with a higher water bill or a meter that moves while fixtures are off. Water that appears after rain, against the low side of the lot, or near a downspout that dumps at the pier is a drainage clue. Wolf River and Mississippi flood risk is a third category: outside floodwater, which you should describe honestly and check against a FEMA map for the address. If the odor is sewage, say that before anyone treats it as rainwater; the drain backup guide is the matching note.
Wood floors tell on the crawlspace
Cupped hardwood, a soft spot in the floor, or a smell in one room can start underneath. Do not sand the floor to hide the cupping while it is still wet. Ask the crew whether the subfloor and the crawlspace are in the same scope. Summer air makes a damp crawlspace linger, which is why the humidity and drying guide belongs in the same conversation as the equipment list.
Drying equipment belongs in a plan
Ask how they will dry a crawlspace safely, what gets removed, and how they decide it is dry. A fan in a flooded pit is not a plan. If sewage reached the crawlspace, say so before anyone quotes a simple dry-out. Replacing piers, girders, or wiring may be a different permit question than setting fans; check the permit notes and the local office for that address before you assume drying includes structural repair.
QUICK ANSWERS
Crawlspace questions
Should I crawl under the house to confirm the water?
No, if the crawlspace has standing water. Look from the access without entering, and report the depth you think you see, any odor, and whether vents are under water.
How do I tell a plumbing leak from rain in the crawlspace?
A supply leak is often under one bath or kitchen and may move the meter while fixtures are off. Water that shows up after rain, on the low side of the lot, or by a downspout is a drainage clue. Say which one you actually saw.
Does cupped hardwood mean the crawlspace is wet?
It can. Cupping, a soft spot, or a smell in one room can start underneath. Do not sand the floor while it is still wet, and ask whether the subfloor and the crawlspace are one scope.
Is outside floodwater the same job as a tub leak?
No. Water from the yard, the Wolf River bottoms, or the Mississippi is a different description from a supply leak. Check the address on a FEMA map and describe the source plainly.
What belongs in a crawlspace drying plan?
How they will work under the house only when it is safe, what comes out, and which moisture readings end the job. A fan pointed into standing water is not that plan.
